Our Development Philosophy

Each of our turnkey projects has been designed by Mario Martins to take maximum advantage of the views and opportunities afforded by the plot, whilst respecting the privacy and visual amenity of the others. A dedicated project manager coordinates the design, engineering and construction phases to ensure the best possible outcome. Our standard specification provides luxurious living as well as energy efficiency and the construction is overseen by independent engineers to provide our clients with total peace of mind.


The design of the development as a whole and the individual houses has been entrusted to the renowned architect Mario Martins. Mario is a native of Lagos and now enjoys a growing international reputation for contemporary residential architecture.

This gives our clients the best of both worlds: the possibility of a unique design, but one that shares the same modern architectural language as the immediate neighbours. This will not only provide an aesthetically pleasing development but also enhance future values. Mário was born locally and as such, has a special affinity with the site in particular and Lagos in general.

Each luxury villa will be of single-storey construction, with a roof terrace. They will all have a primary south to south-westerly aspect and all will enjoy ocean views. The modern external design ethos will be clean and minimalistic with the use of floor to ceiling glazing to make the most of natural light. The terraces will be created using organic materials and feature infinity pools heated using low carbon technology. Energy efficiency is one of our core values and every design will adopt green technology such as heat recovery and LED lighting.

The internal design will also be clean but functional. The emphasis will be on the use of natural materials and high quality porcelains for floor coverings and feature walls. Natural wood will be the standard choice for internal doors and wardrobes but the final choice will be that of the owners.

Careful consideration will also be given to the lighting design and fully automatic home control systems are offered as an optional customisation. Our architects and internal designers will be on hand throughout the project to help and advise on all the aspects of design.


To provide the highest possible standard of specification, our turnkey projects are built by our own construction subsidiary, New Paradigm Lda. For additional peace of mind their work is overseen by independent engineers. Materials are chosen from the best available ranges in Europe, to provide the best blend of aesthetic and functional quality.

In essence, our construction ethos is to produce an aesthetically pleasing building based on a platform of state of the art engineering and built with the best possible techniques and materials.

Energy efficiency will be provided through solar panels, air source heat pumps and energy efficient lighting.  Our villas are for all year round living and so insulation will be provided against the lower winter temperatures.  Heating will be provided using a combination of energy efficient under-floor heating and reverse cycle air conditioning.

Each villa will have an alarm and a wireless internet system ready for connection.  Optional extras will include state of the art home entertainment, home automation and CCTV security systems.  All of which will allow your home to be controlled and monitored via the internet should you so wish.
