Alma do Mar Luxury Villas is the prestige property brand of New Paradigm, which is a Portuguese company co-owned by British property developer Medcentres Plc. Together we have over two decades’ experience in providing luxury homes and are perfectly equipped to deliver high quality developments such as this. Each villa will enjoy a full residential planning permission, which means there will be no service charge. Owners will be able to contract directly with service providers and the roads and infrastructure will be adopted. In this respect our villas are a much better proposition than ostensibly similar villas on “Touristic” resorts.
We are determined to maintain the highest possible standards of contemporary architectural design at Meia Praia. As such, we are committed to preserving the relationship between the individual villas to both protect the uninterrupted views from each plot and ensure a homogeneous and fluent architectural language. For this reason, Mário Martins, one of Europe’s leading contemporary architects, will design each villa and take full design responsibility for the entire development. Additionally, we will nominate preferred builders whose construction quality and experience have been proven elsewhere.
For the benefit of our clients, it is important to us that the development is completed within a reasonable timescale and this forms a core part of our development philosophy.
We have consulted extensively with Portuguese lawyers and accountants and consequently, offer the following principal route for our clients to procure their perfect villa.
Stage 1: Our clients choose their preferred plot and pay a refundable reservation fee of £2,500 (GBP).
Stage 2: Our clients enter into preliminary discussions with Mário Martins and one of our preferred builders.
Stage 3: We will provide budget cost estimates based on the outcome of the preliminary discussions.
Stage 4: The client purchases their chosen plot which gives them security as the registered title is vested solely in their name. Here, it should be noted, that we must provide security for all the public infrastructure before we sell a plot to an individual client. We must also transfer the land on which the public infrastructure will be built to the Municipality before we sell an individual plot. In this way, a client can be absolutely certain that the infrastructure will be built.
Stage 5: The individual villa design is refined with Mário Martins. Once our clients are satisfied, Mário will submit the design to the local Municipality for approval.
Stage 6: Whilst the design is being approved by the Municipality, Mário will produce a more detailed project design which will be engineered by separate structural and civil engineers.
Stage 7: The design project is then sent to our preferred builder for detailed costing. Our project team will take this opportunity to value engineer the project and draw your attention to any cost saving opportunities that may arise from this process
Stage 8: Once our clients are happy with the detailed specification, a building contract will be negotiated with our preferred builder. We will of course use our best endeavours to ensure that the final price is reasonable in the context of the final specification.
Stage 9: Our clients enter into a building contract and construction begins. The contract will be between the builder and the client and monthly payments in arrears will be required. In this way our clients will always keep ahead of the risk curve as they will have freehold ownership of the building plot and only make stage payments once additional value has been added.
New Paradigm will act as our clients’ de facto agent and provide advice and assistance throughout all of the stages, including construction. We will make ourselves available to meet whenever required either in the UK or Portugal. Our aim is to provide our clients with an enjoyable and satisfying experience and one in which they feel they have been fully engaged and totally in control, whilst retaining complete peace of mind.
